An example is my revamped author website above. That was done completely by a.i. Building a shopping cart and then associated security is the stumbling block with most human built websites. Most new townhouse developments you drive past only got built because buyers committed before the first digger turned up.
That’s the bit the people writing our housing rules keep missing.
The bank usually won’t fund a project until enough homes are pre-sold. And a decent chunk of those buyers are property investors putting their name down on a plan, on a patch of dirt, before there’s anything to see.
No pre-sales, no loan. No loan, no build. Simple.
So when someone says, “Take investors out of housing,” what they’re often saying is take away the deposits that get new housing funded.
Then everyone stands around wondering why the paddock is still empty.
Australia had this fight in 2019. One proposal was to restrict negative gearing on existing homes but keep it for new builds. In other words, steer investor money toward adding supply.
New Zealand went the other way. We ring-fenced rental losses across the board. There was no real reward for backing a brand-new townhouse instead of buying a 40-year-old rental down the road.
But those two purchases aren’t the same.
One helps add another home.
The other just changes the name on the title.
I’m not saying investors need a red carpet. They don’t. But the people making these rules need to understand how housing actually gets funded.
Private capital builds most of it. Governments can steer where that money goes, but they can’t bully it into turning up.
Make it worth backing new housing and you’ll get more homes.
Tell capital it isn’t welcome, and don’t act surprised when nothing gets built.
