There’s cold… and there’s cold. No wonder there are so many miserable people walking around the place here. Living in Phuket, it generally never goes below 26 degrees, rising to 32-34 come 1 pm. Spending cuts?
It turns out that to make its $24 billion land tax on every home meet its budget, Opportunity needs to slash public service spending by $3.8 billion a year.

“The Opportunity Party says it will “fix” the documents advertising its tax policy after inquiries from the Herald about the achievability of the spending cuts that form part of its tax plans.
“The updated version still suggests severe cuts, with budgets for the Ministry of Social Development (MSD) and Inland Revenue (IRD) set to be trimmed by about 60% and 33% respectively.
“The Herald queried the figure, noting the combined departmental budgets of both agencies is significantly less than $3.8b – the personnel bill for the entire core public service is a shade over $11b a year.
“The Ministry of Justice would have its departmental budget reduced by 22%, the Ministry of Business, Innovation and Employment (MBIE) by 12.5% and Oranga Tamariki by 9.7%.”
In addition to taking the axe to public service jobs, it looks like some, perhaps many, existing welfare benefits might also disappear, with Opportunity strategist Iain Lees-Galloway paraphrased in the Herald thus:
“He also said a significant amount of savings would come from being able to eliminate student loan living costs through the party’s citizen’s income policy, a form of universal basic income of $19,400 a year..”
That $19k universal basic income is having to do a lot of heavy lifting.
I ran the article through Chat GPT to find out what sort of job losses such public service budget cuts might generate:

eliminating staff,

abolishing programmes, or
reclassifying programme savings (such as student support) as part of the total.
Without a detailed line-by-line fiscal model, it isn’t possible to determine the exact employment impact. However, based on the scale of the proposed departmental reductions, it would almost certainly involve one of the largest restructurings of New Zealand’s public sector in recent decades.
So that’s the warning from AI… Opportunity’s public documents are too vague to know exactly what is planned, but PSA members might have a lot to worry about.

I designed parts of the Stinger shoulder fired missile while working at General Dynamics in Pomona California. Perhaps things have changed since then, but the Stinger missile did not require manual arming. It armed itself with an acceleration activated switch.

I disagree with that definition of white nationalism. To me it literally and solely means believing in the right to live in a white nation. Any political or economic dominance occurs only as a consequence of that.

Before you dispear though, have a read. It’s been a long time coming.
The govt. buildings in wgtn are timber and have withstood many an earthquake and all manner of inhabitants.
One of my family has an ex-railway house in Ohakune. Wood inside and out. Barely needs heating even in the cold. There are thousands of wooden houses around and normally they don’t leak or break up in an earthquake.
Lockwood houses are the same. The old ones creaked a bit when warming and cooling, but no tenant ever punched a hole in the wall.
The new council building in Tauranga is fabulous to be in despite the jiggery-pokery surrounding it.
So here’s Red Stag’s innovation.
Four large wooden boxes were the centre of attention at Rotorua’s Waipā Mill today.
“To the untrained eye, you’ll see four boxes over there, but to the construction people in the city, you’ll see something completely different,” Red Stag group chief executive Marty Verry said.
Verry said the boxes represented a way to improve productivity, reduce waste and costly variations, lower construction costs, and complete projects faster.
The word “exciting” cropped up more than once in conversations around the room.
The boxes were the first examples of Red Stag’s new volumetric modular – or VoMo – manufacturing system, officially commemorated with a ribbon-cutting by Prime Minister Christopher Luxon at the mill.
The production line is the first in the Southern Hemisphere to use cross-laminated timber (CLT) to manufacture complete room-sized building modules in a factory before taking them to construction sites.
Verry said the system was based on technology used in Austria and Germany.
The project was a collaboration between Red Stag, German architecture firm NKBAK and Austrian construction company Kaufmann Bausysteme, with support from the Ministry for Primary Industries’ Primary Sector Growth Fund.
Verry said the approach could help developers significantly reduce construction time as work on building foundations and modules can happen simultaneously rather than consecutively.
“Typically, this takes one-third to one-half out of the overall construction programme.”
The facility was expected to service multiple projects, including classrooms, apartments, townhouses, cabins, hotels, student accommodation, offices and retirement care facilities.
Red Stag had secured projects requiring 150 modules over the next two years. The production line would eventually produce up to 800 modules a year.
Verry said using CLT, instead of imported steel and cement, could deliver environmental and economic benefits while supporting New Zealand businesses, jobs, rural communities and iwi-owned forests.
He said it would give Red Stag and other New Zealand processors a “better cost base to be able to compete in export markets”.
“This is something we want politicians and bureaucrats to realise and adopt strategic procurement policy around.”
At the mill, Luxon said he was “interested in” VoMo’s potential to keep more construction spending in New Zealand.
“I don’t want to send money offshore to bring in overseas steel and cement into New Zealand.”
He said New Zealand had spent decades treating timber as a commodity instead of adding value through innovation, and technologies such as VoMo offered a chance to change that.
With a significant pipeline of schools, hospitals and military facilities to build, Luxon said engineered timber could play a much bigger role.
He said from his ninth-floor Beehive office in Wellington, he could see a six-storey building under construction using Red Stag’s product.
He described it as exciting, inspiring and a “fantastic example of what we can do going forward”.
“You see a building like this, and you go, ‘Why can’t we do more of this?’.”
Forest Owners Association chief executive Elizabeth Heeg said domestic processing would take some “volatility out of the supply chain”.
“It means we have a more secure environment for the building … we’re not having to import as many materials,” Heeg said.
Mark Ross, Wood Processors and Manufacturers Association of New Zealand (WPMA) chief executive, described the innovation as “stabilising”.
Ross said it was “great to hear” Luxon acknowledge the need to “use more wood” in Government construction.
“We don’t want to keep importing steel and concrete.”

The big question is why has it taken so long to latch onto this and develop it? Lockwood with it’s very, very simple form has been around for decades, there have been TV programs showing how the Germans build modules in Germany, put them on trucks and assemble high spec houses in the UK. I suppose all the factories that do framing for houses is a basic use of the idea.
I am a big fan of the idea because you can get better quality control (as well as efficiency) in a factory than on site.
It will not be long (if it is not already here) when getting through the permitting process will be the longest time and the most expensive part of a build.
There were a couple of start-ups after COVID, but they went bust, I think. Red Stag is run by a smart fellow in Very.

The big impediment that I see that has never been addressed is the covenants imposed on subdivisions by the developer.
These constructions would be excluded from any I have seen around here, and the big developers are often tied into the builders.
Until either a council or the RMA decides that these are acceptable, which would also allow tiny houses etc, then no new subdivision is going to allow them. That means they will go where existing houses are already, much like what happens now. Buy two older houses and sections and replace them with 6 or more.

They are not worth the paper they are written on. Once the subdivison is completed and the developer has moved on, it’s left to the council to enforce them . Councils are not interested in wasting rate payers money on this shit. They have much more publicaly visable stuff to waste money on.
Correct, but they don’t leave until it’s full, and if residents object, then they rule. This has been so for a long time. No one, to my knowledge, has yet managed to buy in.

He always said, and I heard him say to me, No sensible person or company will build new buildings until they are sure of the ability to rent them to earn a return.
Now he was talking about commercial, etc where deadlines are longer, but the same principle applies.
In other words, new houses will go off the boil until such time as the price of second-hand ones rises to meet the cost of building new ones.
Currently, the only customers banks have to keep their lending up seem to be those that clean out their KiwiSaver accounts to buy a house. (You can check the money withdrawn and by whom, as it’s reported constantly).
There are a lot of people who can’t sell their houses and need or want to, especially in your age bracket. There are a lot of houses that the owner is no longer alive, or if alive, are now in a care situation. It’s the expected demographics made worse by COVID.
Then there are a lot of house builders going bust as well because they built too many. And the same with the chicken boxes and big apartment blocks.
The market will eventually fix all that.
Something that is never tallied up is the number of houses removed or, more particularly, demolished. I have never seen that figure.
An example is the North Western bus lanes in Auckland. There are 420 houses that are either to be demolished or shifted, mostly demolished. And that is happening everywhere motorways are being built. Those 420 represent some 12-1400 beds.
And naaska, that fundamental of the marketplace will ultimately make the price rise again and for those that have to go to and fro from further out, that’s more cars on the road.

I was leaning towards selling my house, but the agent made it sound like I’d have to hold the hands of the young communists who might purchase it, or even perhaps kiss their hands and give them thanks for considering buying it. So basically they can get fucked and they can attempt to buy something equivalent in my suburb for their money (they can’t). So now I’ll be joining the “parasite class”, instead. Funny, ay!
The best part Nasska, is that because my NZ rental income will be relatively fuck all, I’ll pay bugger-all tax on it and will get to deduct all kinds of maintenance that I’ve previously had to either do, or pay for, myself. And of course the mortgage interest.

My houses are mostly 3 beddy ana bit of lawn, and I reckon there will always be couples with 2 or 3 or 4 kids and a dog that want space. I also reckon that many won’t be able to pay top rents, and I know that those families like to live in a place long term.
