This morning, around 7:00 AM, I went for my stroll around the marina. I noticed a man running down the dock toward me, dressed in Islamic clothing, who shouted “Allah be praised!” and “Death to all Infidels!” when suddenly he tripped and fell into the water.
He was struggling to stay afloat because of the weight of all the explosives he was carrying, and I knew that if he didn’t get help, he would surely drown!

its quite an interesting concept and it smashes speculation/landbanking and slumlords while rewarding development and good landlords, it would also incentivise building whats actually wanted and needed not just whats profitable for developers… it could also extend to resources aswell, even water etc as it would fairly tax the private profits made from public resources. think irrigation and hydro generation, and the way it works its impossible to hike prices to compensate. its not excessive and infact very fair.

It is the land values that will fall. There will be people that can’t afford the land tax will sell and demand will fall due to the tax. The deferral of the payment may help somewhat but overall I would expect selling pressure and lower demand will significantly drop prices. That’s my view.

i take it you have a wife/partner? at 1.75% (i thought it was 1.5%, got that wrong) tax it takes a fair bit of land value to chew up 40k of ubi. 50k income will be 14k income tax… at 50k household income you would need 2.9mil land value to consume all the ubi and be no better off.

I was watching Luxon on the news last night doing the meet and greet with the head bloke from Vietnam. All went well and they were having meetings about increasing trade and ways we could help each other. I’ve never rated Luxon, but to be able to do this sort of thing after just spending 3 hours fighting for his career is impressive. The plan included $50 million investment in the shared road and rail connections for the Rolleston intermodal freight hub, ensuring the Gondola in Queenstown could access funding in the national land transport fund and $25m to make a roading area near the Five Mile roundabout in Queenstown four lanes.
