  5. Thank you Global Warming for the wonderful summer I have experienced here, since December 20th. It was lovely to have consistent warm temperatures to give us oldies memories of yesteryear when we used to enjoy those long hot days of never ending summer.
    The temperatures forecast for the next few days are – 17 – 19 – 17 – 16 -19 – 21 – 23 . In itself 23 looks promising but “Mainly fine. Areas of cloud and sunny spells. Light southerlies in the morning.” hardly let’s go for a picnic excitement.

      • Exclusions to the Brightline test include:

        the main home exemption
        inherited property
        residential property transferred to a person as an executor/ administrator of a deceased estate
        There is also rollover relief for property transferred as a result of a relationship property agreement. This means that any potential income tax liability will be deferred until a later sale.

        The Main Home Exemption – what you need to know
        Generally, if the property has been the persons main home for the full Brightline period, then that property is not subject to income tax on disposal under the Brightline test and you will not have to pay tax. However, there are some fishhooks to this.

        The main home exemption applies to the property a person lives in for more than 50% of the time. Secondly, more than 50% of the property must be used as their main home. This means if more than 50% of the property is a rental property or business premises, the main home exemption will not apply.

        A person can only have one main home but if they have more than one home, the main home exemption applies to the home they have the greatest connection to, such as where their family live or where they spend more than 50% of their time. The test is based on a person’s actual use of the property and not the person’s intended use of the property.

        The main home exemption may apply to the trustee of a trust if a beneficiary to the trust lives in the property. The main home exemption will not apply where only a family member and not the owner has used the property as their main home.

        In very limited circumstances, a person may have more than one main home. For example, if the sale of the main home overlaps with the purchase of a new main home. The ownership overlap of the properties will not mean the original home fails to satisfy the requirements to be a main home for the previous period. If the two properties were sold at the same time, the owner could still use the main home exemption for both properties if they both satisfied the requirements to be a main home for the different periods.

        Bare land can be problematic if a person purchases the bare land with the intention of building their main home but sells the bare land within the Brightline period without doing so. Having the intention to use bare land as the main home is not enough. A person must actually use it for this purpose.

        The main home exemption can only be used twice over any 2-year period and does not apply if a person shows a regular pattern of buying and selling residential land.

        Under the change of use rule, if the main home was not used as the main home for any continuous periods, or for more than 12 months during the Brightline period, the main home exclusion will not apply to those periods and income tax is apportioned to those periods.

            • Sootz, the problem comes when either parents arent 100% trusting of their kids or they need parents name on a loan to get across the line so they take a stake in the house as a safegaurd.

              Keep it clean and just make it a straight out loan from the parents, do it properly and via a good lawyer with a security agreement and everything well explained and black n white.
              Ive done this with my parents, we still pay them interest along with normal weekly repayments just the same as you do a bank. We looked at the whole part ownership thing but lawyer and accountant advised against it for all the fish hooks and mess described above original comment.
              If you cant trust your child will pay you back then dont lend the money its that simple.

        For research and here meaning “trials” the people should be on an equal and a regular testing regime to monitor for Covid, to prove or disprove the effectiveness.

        To be properly researched, now is the time as NZ is almost virgin territory, except for the vaxxed, to see how it may work with omicron.

      • I saw that about CBD oil S1. I tried the full spectrum CBD hemp oil, an all natural dietary supplement as a full-blown sceptic and had excellent results. I don’t require or want cannabis in my daily medical care.

        FWIW I have not had any symptoms of any variant of C19. 👍

      Hold the ‘Ctrl’ button down as you roll the wheel on the mouse slowly.
      You will notice the size of print increases or the other way to reduce it.
      If you reduce the size of the print, but then it will line it as per normal.

      Since age wearies the eyes, make sure you have your super duper reading glasses or a magnifying glass handy.

    Another Stuff Up
    Stuff has been gleefully reporting that a Destiny church pastor, Dennis Tait, is a hypocrite after entering a Rangiora eatery and showing a vaccine pass when according to the article he is an “antivaxxer”.
    Stuff had given the eatery concerned anonymity and took the opportunity to run down Tait and Destiny for holding views that don’t align with its taxpayer funded woke view of the world.
    Here at The Platform it was the apparent breach of Tait’s privacy that gave us most cause for concern. It is not the business of any eatery to share the vaccine status of its customers with a third party, let alone a mainstream media organisation which itself has no business publishing any individual’s vaccination status without their permission.
    But it turns out the story is not what Stuff and Subway Rangiora would have you believe. (Yes, the eatery concerned is part of a nationwide chain).
    Mr Tait, his wife, and a friend went to Subway Rangiora for takeaways around lunchtime yesterday.
    Before they could even order Mr Tait was recognised and verbally berated over his association with Destiny Church. The staff member refused to serve them and asked them to leave.
    At that stage Mr Tait took out his phone, not to show his vaccine pass but to catch on camera the abuse he was being subjected to. The manager was called, a threat was made to call the police, and Mr Tait, his wife and friend, departed.
    One presumes the entire episode is caught on security video which surely Stuff and Subway have access to.
    The fictional story as published by Stuff would be an open and shut privacy breach leaving Subway and Stuff in justified legal peril but its exposure as a tale of religious discrimination and mainstream media manipulation is equally concerning.
    Subway New Zealand needs to clarify whether it discriminates against customers on religious affiliation and Stuff, well it just needs to start publishing the truth.

    FBI agents were seen at the home and campaign office of Rep. Henry Cuellar (D-Texas), a frequent critic of President Joe Biden, on Wednesday.

    Photographs shared by local reporters showed agents at the residence in Laredo removing bags, bins, and at least one computer.

    Federal agents also went to Cuellar’s campaign office.
