I’m no real estate expert but the rise in non performing loans (if I’m understanding it correctly) is a wake up call for anyone thinking about investing in a second home , I’d say it’d be wise to wait a little and see how bad this part of the market gets as you may get a better investment deal if it heads south in the future, (2024).

      id be interested to know how many of those behind on payments purchased houses since the first lockdown? bet its 90%+ of them, succumbing to fomo has a big price to pay as a consequence. imo labours failed kiwibuild played a big factor in fomo, lots of first buyers held off in hope then once realisation kicked in there werent going to be many they panicked and signed up to a life of unimaginable debt. bet the same clowns panic bought trolleys of toilet paper too.

      • I think that while some of what you say is correct there are other factors that always have and will play in this. What we don’t know for example is what the average is over the last say 40 years. Are we greater than, less than and so on.
        Then there is the various life factors that come into play BMD’s and illness which is rather rampant, Shoddy buildings, the covid lockdowns and many other factors. These “reporters” tend make broad assertions without much detail. Its an excuse for the banks to ramp up their provisions so that cut back their tax whist still grabbing an extortionate rate of margin compared to 15-3- years ago.
        Then of course we have the shortage of buyers the RBNZ have forced upon the population. Their requirements that like all other market interfering rules that the banks not lend to people that Te RBNZ thinks might not make the grade. Same old one rule for all. It doesn’t work and never will but it stops commerce,.
        Its another colonial construct that the tane mahutu of the RBNZ doesn’t want you to have.

        The banks are big boys and girls. They can do banking and can do it well if the plonkers stopped interfering. One year its dairy, then it housing, then its some other poor sod.

        Another govt. dept. that we can do without.

      • Others brought farms off the back of high commodity prices that were false because of shipping issues which meant global wholesalers were buying up in bulk and storing it. Land prices around here are 40% to 50% back on 2 years ago.

      • Rates, Insurance power and the everyday cost of living has all increased since the madness that was covid, I think it is very hard for working people out there to make the payments on their mortgages, gone are the cars, boats etc. It’s a bloody struggle since liarbor took office as well. It will take a long time before things start to improve. Cutting government offices to the bone might be a start and cutting some out might help. Costs of living and all of the above never reduce now that they are high. Never ending circle of life.
