A landlord visiting their rental property found lightbulbs, toilet roll holders, curtains, smoke alarms and the internet modem missing.
Rubbish had piled up, there were holes in the doors and walls, the oven was broken and the kitchen’s rangehood was in the lounge.
One hole was the size of a door.
Wairangiora Tahana, the tenant responsible, has been ordered to pay the landlord $7822 in compensation for the damage, rubbish, and cleaning. The payment also accounted for some outstanding water rates.
During the Tenancy Tribunal, which only the landlord attended, evidence was given that there was a “significant” amount of rubbish left behind when the tenancy ended in July.
The landlord, who was granted name suppression, provided invoices for cleaning of $615, rubbish removal of $1125, and garden waste removal of $195.
The tenant had also failed to return the keys, meaning the landlord had to pay $119 to replace the locks.
Other missing chattels included a toilet roll holder, door stops, a backdoor pad bolt, and internet modem. The landlord also had to replace light bulbs and smoke alarms.
The landlord said holes were made in the walls and doors throughout the property.
Evidence showed holes in the hallway, bedrooms, lounge, and dining room. In some instances, the holes were large and in one instance, the the size of a door.
There were also several door handles missing.
The landlord told the tribunal most of the large holes were likely intentional, as the size, together with the number of them throughout the house, indicated intentional acts to cause damage, such as punching or kicking the walls or doors.
The landlord repaired the damage for $4513.27 and tried to claim insurance for the work. However, as each hole was considered a new event, the insurance company said 12 excesses would be payable.
At $550 per excess, it would have cost more than the repair work.
The tribunal found no evidence to suggest the damage was accidental and the tenant was liable for the $4513.27 repair bill.
The landlord also provided photos showing curtains, and curtain rails or tracks, were damaged or removed.
While the curtains were more than six years old, they had been in “good condition”.
The landlord replaced the curtains for $395, and the tenant was ordered to pay $197.50 towards the cost.
During the tenancy, the landlord provided a new oven, but by the end of the tenancy the oven did not work and was irreparable.
The tenant hadn’t raised any oven issues and the landlord told the tribunal the damage was caused through “careless use” by the tenant.
The landlord replaced the oven for $544, and the tenant was ordered to pay the full amount.
The rangehood had been removed from the wall and was in the lounge. The landlord said they weren’t told about any issues with it, and the damage was also caused by careless use.
The landlord replaced the rangehood for $162, but as it was 10 or more years old, the tribunal awarded $54 towards the replacement cost to account for “betterment and depreciation”.
The tenant was ordered to pay $7822.06 to the landlord.

Now, that isn’t all in my experience. There is always more that doesn’t get compensated. Plenty of times it can go into the 20-30k range..

So if an earthquake strikes, is every piece of damage a new claim, with an excess?

First job: File 12 separate claims so the insurance company has to pay their employees to handle each separate claim. Then appeal each rejection.
Second job: Go on-line to every social media website and tell your storey naming the insurance company. Continue to do this every day and daily send the insurance company a copy or link to your uploads. Tell the insurance company you will only stop once they come up with a reasonable settlement.
Third job: File 12 separate claims in small claims court against the insurance company. The insurance company will have to appear in court or risk losing.
Your last suggestion is a waste of time. Small claims decisions are mostly ignored. Thery have no real enforcement. Start paying and then stop, and they do nothing.

Earthquake damage is firstly covered by EQC up to !00k, if I remember correctly. Then, it goes to the insurance provider.
Earthquakes and floods etc. are different to tenant damage, and most insurance requires the information that it is a property that is rented.
Usually that is a minimum excess higher than for owner occupied.

Can’t read behind the payawll Viking — what is in the gel, that is, the active ingredient?
It works by stimulating the cells needed to begin vascularisation – the healing process.
“They start vascularising and basically regenerate tissue without creating scars, which is really cool,” says Marquez-Mazlin.
In explaining the discovery, Marquez-Mazlin gives the example of how quickly wounds heal in our mouths.
“There’s a protein in your mouth which helps you heal very quickly. It’s migration stimulation factor – MSF,” says Marquez-Mazlin.
Marquez-Mazlin and his colleagues were able to isolate the MSF protein and found that it’s not only the mouth where it helps with healing.
“But there’s a problem,” says Marquez-Mazlin, “proteins are like milk, they’ll degrade – they’ll go off.”
That’s where the breakthrough was made.
Professor Rudi Marquez-Mazlin from University of Canterbury. He and a team of colleagues have been working for almost 20 years on developing a gel that kickstarts the healing of wounds.
The team of Christchurch-based scientists successfully designed a small molecule that mimics the protein and has greater stability. It effectively marshals the cells, coordinating the body’s initial response to healing.
“[It] interacts with your cells and tells the cells what to do. ‘Okay, we need to make blood vessels’,” says Marquez-Mazlin.
He likens its effect to the starter motor in a car.
“If your starter doesn’t work, it doesn’t matter if we have a massive V8 engine. So, what this molecule does is like a starter [motor], just get it going and then the whole engine takes over. And we’re using the body’s own cell supply,” says Marquez-Mazlin.
He believes the potential for diabetes sufferers and the elderly is massive because both groups struggle to produce the “kick-starter” protein – and therefore are unable to properly heal their wounds.
“Take an example of [Type 2] diabetics, if you end up with a foot ulcer you have a pretty good chance of getting amputated because you’ll get infected. Then your life expectancy goes down to 60 months at best,” he says.
Initial laboratory trials proved successful with mice.
“We had diabetic mice, and we made them heal as fast as the healthy mice,” says Marquez-Mazlin.
But the team realised there was a problem with mice as a test case.
“Our musculature is very different – they will heal differently,” says Marquez-Maslin.
That’s when they began to trial their cutting-edge medicine on much larger patients.
“Horses are a lot like people, and horses suffer from really bad wound healing,” he says.

“Like diabetics, particularly below the knee – they will not heal very quickly.”
The first equine patient was treated 3-4 years ago and Marquez-Mazlin says there has been no downside – “so far, so good”, he says.
The next step is the biggest. Seeking approval to use the gel on human subjects.
“We want to do a trial with burns patients at the hospital. If you have a burn, we bandage it. We can remove the heat away from the wound, but then we just bandage it and hope that it’s not too bad,” says Marquez-Mazlin.
“Also, people end up with horrendous scars.”
To gain approval, he’ll head to the Health and Disability Ethics Committee next week. Marquez-Mazlin says their submission will be led by highly regarded plastic surgeon, Dr Terry Creagh. Creagh was one of a team of Christchurch surgeons who treated Whakaari/White Island victims in 2019.

“We need to show that there is a good chance that it will have a positive effect on patients, that it will have no harm on them,” says Marquez-Mazlin.
Has he been tempted to trial the gel on his own wounds?
“I couldn’t comment. [But] I’m fairly confident it’ll work on people. Just leave it at that,” says Marquez-Mazlin.
If the gel is adopted in a human trial – the potential is huge.
“[New Zealand is] spending over a couple of billion dollars a year already, dealing with [Type 2] diabetic complications,” says Marquez-Mazlin.
The financial implications for Tissue Repair Technologies could also be significant – but Marquez-Mazlin insists the benefit to medicine is a greater reward.
“I do quite like the idea of actually doing something for the common good, you know? Oh it’d be nice to make tons of money, but I think the biggest job is something that helps and it’s actually affordable,” he says.
The gel was designed in New Zealand and is made in Christchurch.
The Health and Disability Ethics Committee confirmed that they’ll hear the application next week and must grant a decision on the same day.
Way back in 2021 so a long gestation if does finally happen in the next few months.

he is now waiting for Environmental Protection Agency approval.
These things can not just be put out for the general public, but needs to be well tested, and go through all the various animal trials, then if no problems to human phase 1, 2,3, trials & not even be allowed an EUA, Emergency Use Approval, unless one has monstrous profiting financial backing.

The reason I asked was because I was involved in some work, a few years back, with Manuka honey for wounds. Comvita developed a dressing using it, I think,.
But it certainly worked. I sent some samples of Manuka Honey powder to a friend who is a horse vet. He said it was timely because he was having real trouble with a client’s horse who had put it’s leg through a fence which resulted in a nasty cut. So my friend tried the powder and it cleared up the wound in a few days and apparently did not leave a scar.
We knew a biologist from Ruakura Research in Hamilton. When asked about manuka on wounds he told me to use any honey, it all worked.

depends what you get done and its usually per kg, a good size animal 280-300kg on the hook just cut up, vac packed along with a few silversides 5-600 but once you start getting smallgoods made it starts getting expensive (bout 10bux per kg).
pigs are around 90bux for fresh pork, 140 if you get bacon done.
sheep/lambs 35bux
theres killing costs ontop of that too if youre not into doing it yourself, 160 for a beefie im usually a tightarse and do it myself only takes 30-40mins but im too busy this time so pay homekill man.
i kill all our pigs and lamb tho, wifey and the kids kill the meat chooks.
most homekill is far superior to storebought stuff, and tbh even if it cost me more id still do it.
