I prefer to refer to my talent as an alarm system finally attuned to detect grifters & charlatans at extended distances & warn others accordingly. Regrettably there always exist a small minority who won’t be helped on YSB & even my home front as events that unfolded last weekend tend to prove.

Another of our granddaughters has maternity in mind so her & her long term soaking wet but pleasant partner are in savings mode. To help this along they’re moving in with his parents & shifted out of their flat two weeks ago. Nice place, about eight years old, their tenancy of three years being the first since it was bought as an investment property. They looked after it. Even my ball & chain who helped the GD with the final cleanup & took photos afterwards described it as spotless.

So on Saturday when they called in home I was surprised when they announced that their $2000 bond had been pruned by $280 for carpet cleaning. Apparently the ripoff landlord had arbitrarily decided she wanted it done & her “agent” filled out the refund form accordingly.

One of the advantages of retiring reasonably well off is being able to afford legal scraps & naturally I was overjoyed at the prospect of round or two with the arseholes. No such luck as the dozy GD had accepted the deduction & countersigned the form.

I’m still on the outer having clearly stated that neither her nor her partner should be allowed past their gate without adult supervision.

The landlord absolutely can’t do that. They have to consult with the tenants before deducting money and getting cleaning done.

I’d suggest that even if the carpets weren’t in the state they were when the tenants moved in, that the landlord should have given the tenants the opportunity first, to clean the carpets or have them cleaned.

Take the bugger to the Tenancy Tribunal. An almost certain win for the tenants, IMO.

I will always agree with you that there are some real arsehole landlords out there, but do get annoyed with your blanket condemnation of them.

They can’t force it, but it will be in their tenancy agreement. And the place has to be left reasonably clean. Amateur rug doctor stuff doesn’t count.

The Citizens Advice Bureau on their web page last updated 2 Dec 2025 state states;

“You are entitled to get your bond refunded at the end of your tenancy if you have taken reasonable care of the property and:

  • there is no damage to the property
  • you left the property reasonably clean and tidy and
  • your rent is up to date.”

No mention of commercial carpet cleaning. Although “reasonably clean & tidy” is subjective the carpet & indeed the entire flat was left as clean as any 8YO property & fittings could be.

I would argue it as far as I was allowed to take the dispute but the GD’s acceptance has killed my interest in pursuing the matter.

FJA’s criticism of my “blanket condemnation” of landlords would be easier to accept if I met one, just one, who wasn’t a complete arsehole.

Would you call $430 a week for a 3-bedroom nice house in a nice suburb rent-seeking? Unfortunately, of late its getting eaten up in the govt and local body charges. Tenants I have, have been in their houses for a long time.

Mostly its getting up around 250 per bedroom, depending on the type of house.

im not arguing the current market prices, you asked if its rentseeking i replied yes.
dosent change anything, dosent mean youre any worse than anyone else infact it is a good deal in comparison but i still think rents going over more then a few hundred bux is shithouse but then again its driven by house prices which are extremely bullshit and over inflated.

last time i paid rent i was fucked off when it went from 120 to 150 lol, that was in 2013. got a farm job that came with a house and moved out in protest.
same shithole is 450 now, its even more run down then when we were there… its not worth more then $80 today yet 450 it is cuz continual govt interference in housing and rental market.

Even a nice tidy 3-bed and section costs a shit load, and if someone is not going to get a capital gain, then the investment makes no sense.

But you know that.
Second-hand houses in a normal market reflect the cost of new ones, especially in areas that have a small amount of old housing but have a lot of growth.
That applies now to many towns in the North Island. Then there are the factors of demand around schooling.
Seems people don’t mind driving for miles for work.
Don’t understand that Myself.
Waste of one’s life driving and sitting in queues.

yea i know, im just saying its all bullshit and every aspect of the housing market is fucked and over inflated.
we need a LVT to sort it out and make speculation unattractive.

the driving thing makes me scratch my head, i have mates that will drive an hour each way to work cuz the jobs paid an extra 1.50 an hour on their last job which is chewed up on fuel and they lose 2hrs per day ffs.
any unpaid commute should be factored into ones workday hours and divide wages into it to work out what that jobs really paying them.

the amount of life wasted away unpaid in traffic is unreal.
with todays technology im fucked if i know why so many need to live in congested areas and why the govt dosent incentivise spreading the population out. with the rise of wfh and online jobs the regions and half dead rural towns should be quite attractive but city folk seem intent on living a misery just to have a maccas, overpriced coffee and malls they cant afford to visit within walking distance.
bang for buck in most regions would be near double what it is in auckland etc.

Today the Government released its 2026 Budget, and it delivers for licenced firearm owners.
As the Minister responsible for firearms law reform, I’m putting in the work to deliver fair and practical rules that respect licence holders. But without the funding to implement it, the cost of doing so would have fallen on LFOs.
Thanks to the Government’s disciplined focus on cutting waste, Budget 2026 has been able to invest where it matters. This includes $44.9 million to implement the new Arms Act and establish Firearms Safety and Education New Zealand – the new independent firearms regulator.
Without this funding, the firearms system was facing a major shortfall. That could have meant firearms licence fees increasing to up to six and a half times their current level.
That would have been unmanageable for many licenced firearm owners. With ACT in Government, that’s not happening.
For years, licenced firearm owners have been targeted, blamed, and vilified. Rushed firearm law changes under the Labour-NZ First Government in 2019 treated you as the problem, while criminals and gangs continued to ignore the law.
After everything LFOs have been through, hiking fees before the benefits of the new system have even been delivered would have compounded years of unfair treatment.
ACT said we would stand up for licenced firearm owners and we are delivering.
This Budget funding means firearms licensing fees will not need to increase for at least two years.
A well-functioning firearms system benefits the whole country. It supports public safety, pest control, conservation, hunting, sport shooting, and rural communities.
This funding will help deliver the reforms we have fought for.
In addition, ACT continues to oppose the costly, bureaucratic firearms registry. We have been clear from the start that it creates privacy and security risks for LFOs, while doing nothing to stop criminals who do not register firearms in the first place.
We have not won every argument. That is the reality of coalition government. But we are making real, practical progress for firearms owners after years of being ignored.
The Bill is progressing, the reforms are funded, service will be improved, and there are no fee hikes for licensing or renewals.
Step by step, we are replacing the broken old system with one that is fair, practical, and built to last.

I wonder what the public reaction will be when, in due course, they find out how much taxpayer money has been wasted on the firearms register and how little it has achieved in terms of improving public safety, its stated aim. Let us not forget that the Canadians wasted 2 billion dollars on their registry (against specific recommendations from NZ Police who they asked for advice) before abandoning it as useless. It is worth remembering that only ACT is campaigning against the registry.
